Terms of Service

These Terms of Service ("Terms") govern services provided by Essential Pest Control LLC ("Essential Pest Control," "EPC," "we," "our," or "us"). By scheduling service, accepting an estimate, signing a service agreement, authorizing work, or receiving services from EPC, the customer agrees to the applicable provisions of these Terms and any additional terms contained in an estimate, proposal, invoice, or service agreement.

Services

Essential Pest Control provides professional residential and commercial pest-management services. Depending on the service selected, these may include general pest control, rodent control, rodent monitoring, exclusion services, mosquito and tick control, termite services, bed bug services, stinging-insect control, inspections, assessments, and other specialty pest-management services.

Services may be provided on a one-time, monthly, bi-monthly, quarterly, bi-annual, seasonal, or other recurring basis.

The customer's estimate, proposal, invoice, or service agreement determines the specific scope and pricing of services.

Inspections & Assessments

Certain pest concerns require an inspection or assessment before EPC can determine the appropriate treatment, scope of work, or final price.

Inspections and assessments are not represented as free services.

Applicable inspection or assessment fees will be communicated before service. EPC may choose to waive an assessment fee when a customer purchases qualifying pest-control services.

Termite inspections and other specialty inspections may carry separate fees and are not included in a general pest assessment unless specifically stated.

Treatment Expectations

Pest-management results depend on numerous factors, including pest biology, infestation severity, sanitation, structural conditions, moisture, landscaping, neighboring properties, weather, customer cooperation, and access to affected areas.

Some pest problems require multiple treatments or an ongoing management program.

Unless expressly provided in a written service agreement, EPC does not guarantee permanent or complete elimination of every pest.

Customer Responsibilities

Customers agree to provide reasonable and safe access to areas necessary for inspection or treatment and to follow preparation, sanitation, maintenance, and post-treatment instructions provided by EPC.

Customers should notify EPC of conditions that could affect service and secure pets or provide access when necessary.

Conditions such as excessive clutter, accessible food, standing water, overgrown vegetation, structural openings, moisture problems, or failure to complete recommended repairs may reduce treatment effectiveness.

Scheduling

Appointment times are reserved specifically for each customer.

EPC may provide an appointment window rather than an exact arrival time. Unforeseen circumstances, traffic, weather, previous service conditions, emergencies, or other operational circumstances may affect arrival times.

When necessary, EPC will make reasonable efforts to communicate significant scheduling changes.

Cancellation & Rescheduling

Customers requesting cancellation or rescheduling within 24 hours of a scheduled appointment may be charged the full scheduled service charge.

This policy is intended to protect appointment time reserved specifically for the customer.

EPC may exercise reasonable discretion when extraordinary circumstances occur.

When EPC must reschedule because of weather, unsafe conditions, emergencies, or circumstances affecting our ability to safely perform service, the customer will not be charged a cancellation or rescheduling penalty.

Recurring Service

Customers enrolled in recurring service agree to maintain the service frequency established in their agreement.

Moving an appointment does not necessarily move the customer's entire recurring schedule.

When EPC permits an appointment to extend into the following month, that appointment may be considered a make-up service for the previous service period, while the next regular service remains scheduled according to the customer's established frequency.

Payment

Payment is due according to the customer's estimate, invoice, or service agreement.

Certain initial, specialty, or one-time services may require payment before work begins.

A service fee will be added where required.

Past-due accounts may result in suspension or termination of service and may be referred for lawful collection or recovery.

EPC Equipment

Unless specifically sold to the customer, bait stations, traps, monitors, devices, and other reusable pest-management equipment installed by EPC remain the property of Essential Pest Control LLC.

Customers are responsible for making reasonable efforts to prevent occupants, tenants, contractors, cleaning personnel, or other individuals from discarding, relocating, damaging, or tampering with EPC equipment.

Replacement charges may apply to missing or damaged equipment.

Upon termination of service, EPC may arrange access to retrieve company-owned equipment.

Exclusion Work

EPC may perform reasonable pest-exclusion work involving accessible holes, gaps, cracks, and entry points when included within the customer's scope of service.

Some conditions require a licensed or specialized contractor. EPC may recommend that customers contact a carpenter, roofer, plumber, electrician, mason, general contractor, or other qualified professional when repairs extend beyond pest-control exclusion work.

EPC is not responsible for pest entry through openings that are inaccessible, concealed, newly created, outside the agreed scope, or identified but not repaired.

Re-Service & Follow-Up

Where included in a customer's service program, EPC may provide follow-up or re-service based upon the pest involved, treatment performed, customer compliance, and conditions observed.

A follow-up service does not constitute a guarantee that all future pest activity will be eliminated.

New infestations, different pests, untreated areas, structural deficiencies, sanitation problems, or conditions outside the original scope may require additional services and charges.

Termite Services

Termite inspections and treatments may be governed by separate documentation, pricing, treatment requirements, and warranty provisions.

No termite warranty or guarantee exists unless specifically stated in a written agreement.

Property Conditions & Damage

EPC is not responsible for pre-existing pest damage, structural deterioration, hidden defects, inaccessible conditions, water damage, defective construction, or damage unrelated to services performed by EPC.

Customers should promptly report concerns believed to be related to an EPC service.

Limitation of Liability

To the fullest extent permitted by applicable law, EPC will not be liable for indirect, incidental, special, or consequential damages resulting from circumstances outside the reasonable scope of services performed.

Nothing in these Terms eliminates rights or remedies that cannot legally be waived.

Governing Law

These Terms are governed by applicable federal law and the laws of the State of Maryland.
